All of our letting services are fully comprehensive, and every new tenancy comes with: full marketing program, accompanied viewings, full tenant referencing, drawing up of tenancy agreements and serving of the Section notices.


You can choose from a let only service, rent collection or full management.

We use a team of trusted independent contractors to complete required works and we regularly inspect our properties to ensure they are being kept in optimum shape.


Our sales and lettings fees are competitive and we often run special promotions.

LANDLORD FEES: 

Let Only Service: 5% plus vat of the agreed rent for the period of the agreed tenancy term. 

Payable at the start of the tenancy.
Rent Collection Service: 2% plus vat of the agreed monthly rental income.

Payable monthly from the rent collected. 
Full Management Service: 5% plus vat of the agreed monthly rent.

Payable monthly from the rent collected.  


Property Management 

From organising inventories and cleaning services to negotiating contracts and liaising with utility suppliers, we oversee your entire property letting process.

We have worked hard to build trusted relationships with local trades, professionals and contractors and unlike many agents we don’t add any commission on top of their prices.

  • Obtain references via an independent referencing company
  • Draft tenancy agreements
  • Arrange Gas Safety checks
  • Rent and deposit management and collection
  • Building maintenance services

  • Ongoing tenant liaison, including rent reviews
  • Liaison with utility providers

  • Pre and post tenancy repairs
  • Accompanied viewings of rental properties
  • Monthly rental collection and prompt payment to the landlord
  • Negotiate the end of tenancy deposit reconciliations and any disputes where applicable
  • Negotiate and agree renewal terms

 

Elizabeth Scott are members of the Property Ombudsman and use the Deposit Protection Scheme (DPS) custodial service. We have Client Money Protection Insurance in place.
